The firm
A practice shaped by restraint, light, and place.
J & D was founded in 2015 in San Francisco on the premise that a developer should remain answerable for a building long after the last home is sold. We acquire, design, and deliver a small number of residences each year, working closely with a handful of architectural practices who share our belief that the best houses ask very little of their owners.
Our work spans Noe Valley, Palo Alto, and Beverly Hills, yet the sensibility is consistent — quiet massing, materials that age gracefully, and an insistence on craft. From Dal (Moon) House’s curving brick to Jersey Residence’s garden rooms, every scheme begins with the site and ends with a home that feels inevitable.

Principles
01
Hold the site until it is right
We have owned land for years before drawing a line on it. Nothing is built to a funding deadline.
02
Materials that improve with age
Stone, lime, brick, oak and marble. We avoid anything that looks its best on handover day.
03
One team, start to finish
Acquisition, design, delivery and aftercare sit within the same twenty-two people.
04
Aftercare for a decade
Every residence carries a ten-year fabric commitment and a named contact who remains reachable.
